Rental Application Requirements

It is very important to Cissell Management Co. that everyone be treated equally. It is our policy not to discriminate against any person because of that person’s race, color, creed or religion, sex, sexual orientation, national origin, age, marital status, military status, handicap, disability, or any other protected status.

The application is not first come first serve. The most qualified applicant will be chosen.

Who must apply:

  • All applicants who will be responsible for paying rent must be listed as a lessee on the lease and pay the non-refundable application fee of $40.
  • All occupants 18 years of age or older, not considered a dependent, who will live in the property but will not be responsible for the rent, must be included in the application, pay the non-refundable application fee of $40 and are required to be listed on the lease as occupants unless they are a student.
  • An occupant is considered a dependent if the individual is your child and they are a full-time college student and they do not provide more than half of their own support.
  • Occupants who are younger than 18 years of age at the time that you complete the application do not need to pay the application fee, but are required to be listed on the lease as occupants.

In the case that a property is being rented to multiple students with no prior credit/payment history, each student will be listed as a lessee on the lease, pay a $25 non-refundable application fee and be required to have a guarantor. A credit check will not be run on the students in this case. Guarantors are required to pay the $40 non-refundable application fee. 

Items needed to complete the application:

  • US Government photo identification with full name and date of birth.
  • One of the following:
    • Social Security Number
    • Valid varifiable work visa
    • Temporary resident card
    • Other personally identifiable form of ID
  • 30 days of paystubs from employer
  • Previous landlord's contact information for the last two years
  • Application fee

Application Approval Criteria

  • Income
    • Total rent payment per month cannot be more than 35% of the applicants’ combined monthly income.
      • Conditional approval may be granted to applicants in which total rent payment per month is between 36% and 40% of the applicants’ combined monthly income. Conditionally approved applicants may be required to pay 1.5 times the standard deposit and/or have a co-signer depending on credit score.
    • All income sources including Social Security, child support, spousal support, DSHS income, retirement
      income, grants/loans if you are attending college, and housing vouchers, must be verified with check stubs, monthly statements or award letter.
    • If employment is to begin shortly, applicant must provide an offer letter on company letterhead or employment contract.
    • Self-employed applicants – must submit previous year's filed tax return for income verification
    • Students' Guarantors - In the case there are multiple students and multiple guarantors on one lease, guarantors will not be required to have their credit run if total guarantors' income exceeds 7.5 times the rent.
    • If overtime pay is needed to meet the income requirements you will need to provide the previous years tax return to verify.
  • Credit Score In the case of multiple applicants, credit scores will be combined and an average taken to determine the credit score.
    • 620 - 850 - Standard approval*
    • 580 - 619 - Conditional approval* (if approved, 1.5x the standard deposit and/or co-signers may be required)
    • 550 - 579 Possible denial (if approved, 2x the standard deposit and/or co-signers may be required)
    • 549 and below - Automatic denial
    • Co-signer may be added to the lease but must have a 720 or above credit score. Co-signer will be required to meet all application requirements and income to rent ratio will be based on the co-signer's current rent/mortgage + rent of the property for which they are co-signing.

*Other factors will affect the overall approval (foreclosure, bankruptcy, minimal/negative/unverifiable rent history, evictions, criminal charges)

  • Previous Residence and/or Rental History
    • Verifiable residence history for at least 2 years is required. No broken leases, evictions, or eviction filings will be accepted.

Automatic Denial:

  • Incomplete application
  • Eviction or past due rent owed
  • Bankruptcy in the last 3 years
  • Invalid Social Security Number
  • Lack of verifiable documentation
  • Credit score of 549 and below
  • Rent amount is equal to or greater than 50% or more of applicants' income
  • False information on application


The pet policy varies with the property. In general, no more than two pets will be allowed. Breed restrictions apply to all properties. The base pet fee is $300 per pet with an additional $25 per pet per month. For dogs 35 lbs or larger, the additional monthly rent will be $50. Pet rent is based on the dog's full grown weight. Some properties may require a higher pet fee and/or pet rent. No fees/deposits will apply for service/assistance animals.
