Can you hold a place before I apply?
Sorry, unfortunately we cannot hold a property. It's important that you complete the application quickly to ensure you are first in line. -
Do I have to pay a security deposit?
No. Paying a security deposit upfront is not required! During these times of uncertainty, we are offering two options. You may choose to pay a traditional refundable security deposit upfront or you may choose our Security Deposit Waiver Program and pay a small monthly fee. -
Is the deposit refundable?
If you choose to pay a traditional security deposit, yes it is refundable. Handling security deposits fairly is very important to us. Many of our residents ask us to coordinate with our vendors and hold items such as cleaning and carpet cleaning from their deposit which brings the amount of deposit received down.
In 2020, the average security deposit return was 78% to each of our residents that moved out. 42% of residents received 90% or more of their security deposit. 21% of residents received 100% of their security deposit.
In 2021, the average security deposit return was 63% to each of our residents that moved out. 20% of residents received 90% or more of their security deposit. 8% of residents received 100% of their security deposit. -
Who needs a cosigner?
Anyone who does not meet our income and credit requirements must have a guarantor. -
You have a property I want to rent. How do I apply?
We use cutting edge technology to make the application process quick and easy for you. No more chasing down pay stubs or uploading files! Once you are ready to commit to renting the property, complete the Application Request Form and we will send a link to the application to you. -
How do I pay rent?
Rent is paid online through our secure portal. You may pay via echeck, automatic ACH payments, or credit card. No more waiting for your check to clear! -
I want to get a pet. What do I do?
Pets are welcome! We know your pet is a part of your family and want them to come along. You will complete our pet approval process prior to completing your application. Your pet will receive a paw score of 0 - 5 which will determine the monthly pet risk fee. -
I want to move out, but my roommate wants to stay. What do I do?
We recommend you communicate with your roommates and try to find someone to replace you on the lease. Legally you are one household on our lease; Therefore, everyone is responsible for the entire amount of rent. -
My lease expiration is coming and I want to move out. What do I do?
Don't worry! We will make move-out as easy as possible for you. You will receive detailed move-out instructions and tips to make sure all of your security deposit is returned. Please make sure we have your forwarding address. Without this, we cannot send your deposit.Who is responsible for paying for repairs & maintenance requests?
The owner pays for repairs and maintenance issues unless they are caused by neglect from the Resident. For example, plumbing issues, such as clogged toilets, garbage disposals, dishwashers, and drains are the result of misuse and would be the resident's responsibility.
