Can you hold a place before I apply?
Sorry, unfortunately we cannot hold a property. It's important that you complete the application quickly to ensure you are first in line. -
You have a property I want to rent. How do I apply?
We make the application process quick and hassle-free! No need to track down paperwork—our system verifies everything for you. Once you're ready to move forward, complete the Application Request Form, and we’ll send you a link to apply. Let us know if you have any questions! -
Does everyone have to complete an application?
Yes, each adult (18 or older) planning to live in the home must complete a separate application and meet our screening requirements. This includes all roommates, spouses, and co-applicants.
If a guarantor is required, they must also submit a separate application.
There are no exceptions to this policy as we must follow Fair Housing laws, which require that all applicants be screened equally and fairly.

Who needs a guarantor?
Student applicants may have a guarantor. Non-student applicants are only eligible for a guarantor if they are 25 years old or younger and receive active financial support from their guarantor, who must be a direct relative (e.g., parent, sibling, grandparent). Guarantors are not accepted for non-student applicants over 25 years old. -
If we pay 6 months or more rent upfront, can we get a discount or skip the credit check?
No, we do not offer discounts for upfront rent payments, and all applicants must go through the standard screening process, including a credit check.
Fair Housing laws require us to screen all applicants equally, so we cannot waive any part of the application process based on prepayment. -
I don’t meet the credit score requirements. Can I still get approved if I pay rent upfront?
No, paying rent upfront does not replace the need to meet our credit score requirements. All applicants must go through the standard screening process, and approval is based on meeting our established criteria.
If you don’t meet the credit score requirements, you may qualify with an approved guarantor—but only if you are 25 years old or younger and receive active financial support from your guarantor. -
I don’t know who all my roommates will be yet. Can I still secure a property?
Yes, you can secure a property before finalizing all your roommates. Here’s what you need to know:
- You must be able to qualify with the current roommates.
- You'll sign a lease committing to renting the property and paying the full rent amount even if you don't find roommates.
- You'll pay the full security deposit at the time of signing.
- All roommates must apply, be approved, and be added to the lease before move-in.
- You'll be required to pay an administrative fee to change the lease.

Do I have to pay a security deposit?
Yes, a security deposit or participation in our Security Deposit Waiver Program is required. You have two options:
1. Traditional Security Deposit – Pay a refundable security deposit upfront.
2. Security Deposit Waiver Program – Instead of a large upfront deposit, you can pay a small monthly fee. -
Is the deposit refundable?
If you choose to pay a traditional security deposit, yes it is refundable. Handling security deposits fairly is very important to us. Many of our residents ask us to coordinate with our vendors and hold items such as cleaning and carpet cleaning from their deposit which brings the amount of deposit received down.
In 2020, the average security deposit return was 78% to each of our residents that moved out. 42% of residents received 90% or more of their security deposit. 21% of residents received 100% of their security deposit.
In 2021, the average security deposit return was 63% to each of our residents that moved out. 20% of residents received 90% or more of their security deposit. 8% of residents received 100% of their security deposit. -
How do I pay rent?
Rent is paid online through our secure resident portal. You can choose from eCheck, automatic ACH payments, or credit card. ACH and eCheck payments are free, while credit and debit card payments include processing fees. Paying online ensures a fast and convenient way to stay on top of your rent! -
Do you allow pets?
We’re happy to welcome pets! Before bringing a pet into your home, you’ll need to complete our pet approval process to ensure everything is in order.
Fees to Expect:- Pet Administration Fee: $75 per pet (one-time)
- Monthly Risk Mitigation Fee: $15-$65 per pet (based on approval)
- Move-Out Pet Inspection Fee: $50 per property (assessed at move-out)
- Some breeds require additional liability insurance with a minimum of $200,000 in coverage, and documentation must be submitted before the pet will be allowed on the property.

I have an assistance animal. What do I do?
Assistance animals are welcome! You’ll need to complete an Assistance Animal Profile as part of our pet approval process. Unlike pets, no pet fees or monthly risk mitigation fees apply to verified service or assistance animals.
Once your profile is submitted and verified, your assistance animal will be approved with no additional cost. -
Who is responsible for paying for repairs & maintenance requests?
The property owner covers repairs and maintenance, except for issues caused by resident neglect.
Residents are responsible for maintenance related to misuse, such as:- Clogged toilets, garbage disposals, dishwashers, and drains due to improper use
- Other damages caused by failure to follow proper care guidelines

I want to move out, but my roommate wants to stay. What do I do?
Since all roommates are legally responsible for the full rent under the lease, you’ll need to work together to find a replacement. The remaining roommate(s) must qualify to take over the lease on their own or with a new approved roommate.
We do not assist in finding replacement roommates, so we recommend discussing options with your roommates and reaching out to us as soon as possible to review the necessary lease change steps. -
My lease expiration is coming and I want to move out. What do I do?
No worries—we’ll make your move-out process as smooth as possible! You’ll receive detailed move-out instructions and tips to help ensure you get your security deposit refunded.
Be sure to provide your forwarding address; we cannot send your deposit without it.
