Are you licensed?
Yes, our Brokerage and agents hold a Mississippi Real Estate license. -
Can I reach you after hours?
We have an after hours emergency line for our property owners and residents. -
Can you put the money directly into my account?
Yes, monthly disbursements are deposited directly into your account via ACH. -
Do I get to see the lease or sign it?
We sign the lease as your agent. Once completed, we upload a copy of the signed lease to your owner portal. -
Do you sell real estate too?
We are a licensed brokerage and member of the National Association of Realtors. Though we did not represent clients in the sales process in the past, we recently began to assist a limited number of investors and clients. If you currently have a realtor or are referred to us by your sales agent, we always respect that relationship and will work closely with your agent to assist you. -
When do I get my monthly rent disbursement?
Rent disbursements and reports are sent on the 1st day of each month for the previous month. This ensures we are able to promptly pay our vendors throughout the month while keeping our reporting clean and easy to understand. We have found it is more difficult for our property owners to maintain their monthly accounting when disbursements are sent in the middle of the month. -
How is rent collection handled?
We believe good rent collection begins with securing qualified tenants, requiring secure online payments, and enforcing our payment policy. Rent is due on the first day of the month and late on the second. Our $10 per day late fee structure incentivizes tenants to make timely payments. -
How long of a lease do you sign?
Our typical lease will be for 12 months and run from August through July of the following year. -
How much security deposit do you charge the tenant?
Our standard security deposit amount is one month’s rent. Depending on income and credit factors an applicant may be required to have up to 2 times the rent amount for security deposit. -
What type of properties do you manage?
Our typical property is a single family home, townhomes and condos in the Oxford area.
Although we have experience managing multifamily complexes, condo and homeowner's associations, and commercial buildings, we no longer manage these property types. We have chosen to focus all of our energy on single family properties to make sure we give our clients and residents an unmatched experience. -
What type of reports do I get and how often?
You will receive an owner’s statement showing all income and expenses and a detailed expense report with copies of all invoices each month when your disbursement is scheduled. -
Who holds the tenant security deposit?
The tenant’s security deposit will be held in our escrow account. -
How soon can you start managing my property?
We can quickly get your house on the market, but first it is very important to get to know you and your goals for the property. This allows us to determine if we are a fit for each other and advise you in the best direction to accomplish your goals. What do I need to do to get my property ready for a tenant?
We cannot provide tenants with a new home, but we will provide a fresh, clean home with mechanical items working as they were designed. You can get a detailed list of things we most commonly see that need to be done here.
