Automatic Denial:
If your application is denied, your application fees are non-refundable.

- Eviction or past due rent owed
- Bankruptcy in the last 3 years
- Invalid Social Security Number
- Lack of verifiable documentation
- Credit score of 579 and below
- Rent amount is equal to or greater than 46% or more of the applicants' income
- False information on application
- Utility bills in collections
- Current accounts past due
Important information to know:
- There is a fee of $50.00 (USD) per applicant.
- Applications will not be processed until every applicant has filled out, e-signed, and paid for their application.
- Application fees are NON-REFUNDABLE even if you are denied tenancy.
- Your application can be used for all properties we manage.

Resident Benefits Package Information (required)
Application Requirements: Students and their Guarantors
Who must apply:
- Each student who will be living in the property must be listed as a lessee on the lease, submit a separate application, and pay the non-refundable application fee of $50.
- A guarantor for each student must complete a separate application and pay the application fee of $50.
- If a guarantor is not available for every student, the guarantors listed must approve the student not having a guarantor.
Items needed to complete the application:

- US Government photo identification with full name and date of birth. One of the following:
- Social Security Number
- Valid, verifiable work visa
- Temporary resident card
- Other personally identifiable forms of ID
- Previous landlord's contact information for the last two years
- If you do not have a guarantor:
- Bank connection through our application software for income verification
- If you choose not to connect your bank, you'll be required to supply:
- 90 days of paystubs from your employer OR previous year's tax return if self-employed and
- 2 months bank statements
- If you choose not to connect your bank, you'll be required to supply:
- Bank connection through our application software for income verification
- Guarantor

Application Approval Criteria
- Credit Score
- Students with a Guarantor:
- The student's credit score is not considered.
- Individual Applicants:
- 620 - 850: Standard approval.
- 580 - 619: Conditional approval (if approved, a deposit equal to twice the standard amount is required).
- Below 579: Automatic denial.
- Multiple Applicants:
- The credit scores of all applicants will be combined and averaged to determine the group's credit score.
- The same score ranges for individual applicants apply to the group.
- The score approvals above are based on the total rent payment per month being no more than 35% of the combined net income of the group
- Students with a Guarantor:
- Income
- General:
- Monthly income calculations are based on total take-home pay (net income) for all applicants.
- Rent-to-income ratio of 46% or more results in automatic denial.
- To calculate rent-to-income ratio, divide monthly rent by monthly income (e.g., $1,000 rent / $3,000 income = 33.33%).
- Guarantors:
- The ratio will be calculated based on the guarantor's current rent/mortgage plus the rent of the property they are guaranteeing.
- If there are multiple guarantors, their incomes will be added together to determine the rent-to-income ratio.
- Approval Thresholds:
- Standard Approval: Total monthly rent should be no more than 35% of the combined monthly income.
- Conditional Approval (36% - 45% rent-to-income ratio):
- Credit score 700 or above: Standard conditional approval.
- Credit score 651 - 699: Required to pay 1.5 times the standard deposit.
- Credit score 620 - 650: Required to pay 2 times the standard deposit.
- All income sources, including Social Security, child support, spousal support, DSHS income, retirement income, grants/loans for college students, and housing vouchers, must be verified with check stubs, monthly statements, or award letters.
- New Employment:
- If you are about to start a new job, provide an offer letter on company letterhead or an employment contract as proof.
- Self-Employed Applicants:
- Submit your previous year's filed personal tax return for income verification.
- If necessary, you may be required to provide personal tax returns for the last two years.
- If necessary, you may be required to provide 3 months' personal bank statements
- If you receive a 1099 form for your income, you are considered self-employed.
- If any part of your income is from a 1099, you must provide tax returns for verification.
- Overtime Pay:
- If overtime pay is needed to meet the income requirements, you must provide your previous year's tax return to verify the overtime income.
- General:
- Employment - applicants must show a history of stable employment
*Other factors will affect the overall approval (foreclosure, bankruptcy, minimal/negative/unverifiable rent history, evictions, criminal charges, income to credit ratios, credit availability)
- Previous Residence and/or Rental History
- Verifiable residence history of at least 2 years is required. No broken leases, evictions, or eviction filings will be accepted.
Resident Benefits Package (required)
Lessee shall pay $34 per month (one per property), due on the same date as the rent, to cover Agent's costs in providing the following items as part of the Resident Benefits Package: insurance ($10,000 in tenant contents coverage, plus $100,000 in personal liability coverage), utility concierge service, $40 NSF fee waiver (one-time per 12 month period), mobile-friendly portal, move-in inspection app, credit reporting, and keyless entry with remote guest access. The resident benefits package is not optional. Lessee may opt out of the insurance portion of the benefits package but must provide Lessor with proof of required coverage. Should the lessee opt out of the insurance portion, the package will be reduced by $11.
Pets are Welcome!
In general, no more than two pets will be allowed. Breed restrictions could apply. There will be a pet administration fee of $75 per pet. Each pet must undergo our approval process to determine the monthly risk mitigation fee per pet. This fee will vary from $15 to $65 per pet per month. No fees/deposits will apply for service/assistance animals. There will be a $25 fee per pet, paid directly to the third-party application provider. More details on the application.
A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party service and require EVERYONE to complete a profile (No Pet/Pet/Service Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

Non-student Application Requirements
Who must apply:
- All applicants, 18 years old or older, who will live in the property must be listed as lessees on the lease, submit an application, and pay the application fee of $50.
- An occupant who is 18 - 23 years old, a dependent, a full-time college student, and does not provide more than half of their support does not have to complete the application but will be listed on the lease as an occupant.
- Occupants younger than 18 years of age do not need to complete the application but are required to be listed on the lease as occupants.
